Land Survey Essentials

Why Do I Need a Survey?

Six situations where a professional land survey from LDR protects your property, your investment and your peace of mind.

Before you buy land

Verify exactly what you are getting — boundaries, extent, access and any overlap with neighbouring parcels — before money changes hands.

Before building or fencing

Before putting up a fence, building a house, or any other kind of land development, confirm your buildable area and setbacks on the ground.

Before sub-dividing land

When breaking up land into smaller plots, an accurate survey is required to draft a layout that is approvable and dispute-free.

When you sell un-surveyed land

If the land has never been formally surveyed before, a fresh survey gives buyers confidence and removes ambiguity from the sale.

To check taxable extent

Confirm the area of land that is being taxed so you are not paying for extent you don't own — or under-declaring what you do.

When you suspect encroachment

If you believe a neighbour has encroached on your property, a precise boundary survey is the first step toward resolution.

Quick checklist — do you need a survey?

  • I'm about to buy a plot or parcel of land
  • I'm planning to build, fence or develop my land
  • I want to split my land into smaller plots
  • I'm selling land that has never been surveyed
  • I want to verify the area on my tax records
  • I suspect a neighbour has crossed my boundary

If any of these apply to you, talk to our surveyors — we'll advise on the right type of survey (boundary, topographical, DGPS, drone, FMB) for your situation.

FAQ

Frequently asked questions

What exactly does a land survey include?
A land survey establishes the precise boundary, extent (area), levels and features of your plot. Depending on the type, we deliver a boundary report, topographical map with contours, DGPS coordinates, FMB sketch overlay, or a drone orthomosaic — typically as AutoCAD (DWG) and PDF.
How long does a typical survey take?
A standard residential plot is usually surveyed in 1 day on site, with drawings delivered within 3–5 working days. Larger sites (industrial plots, layouts, solar parks, highways) are quoted with a clear schedule before work begins.
Which type of survey do I need?
For boundary disputes or pre-purchase verification — a boundary / DGPS survey. For construction, levels and earthwork — a topographical survey. For revenue / patta matching — an FMB combined sketch. For large or inaccessible sites — a drone (UAV) survey. We'll recommend the right one based on your purpose.
Are your surveys legally valid?
Our digital surveys are accepted by architects, civil engineers, banks and approval authorities for design, valuation and planning. For revenue and ownership records, government FMB / patta documents remain the legal record — we can match our survey to those records and highlight any mismatch.
How much does a land survey cost?
Pricing depends on location, area, terrain and the type of deliverable. Boundary work starts from ₹800 onwards and setting-out work from ₹5,000 onwards. Share your site location and extent for a free, written quote.
Do you survey sites outside Chennai or Tamil Nadu?
Yes. We operate pan-India with 80+ field engineers and a 150+ drone fleet, and have completed projects across all 28 states.
